The end draweth nigh for a longtime fixture at TI, Se\u00f1or Frog\u2019s.<\/p>\n

The money-losing restaurant\u2019s space is available for lease, which signals its impending demise.<\/p>\n

In other words, if you\u2019re going to visit, do so before it croaks. Please, we are not wasting our best jokes on a marginally-interesting story like this.<\/p>\n

It\u2019s difficult being an immigrant in the current political climate.<\/figcaption><\/figure>\n

Se\u00f1or Frog\u2019s is a chain started in 1971 by Jesus Humberto \u201cChuy\u201d Juarez and Carlos Anderson. The original Se\u00f1or Frog\u2019s was in Mazatlan, Mexico.<\/p>\n

The owner, Grupo Anderson\u2019s, is based in Cancun, Mexico and has a ton of brands, most liquor-driven with some \u201cauthentic\u201d Mexican food thrown into the mix.<\/p>\n

Grupo Anderson\u2019s has another restaurant in Las Vegas, Carlos\u2019n Charlie\u2019s at Flamingo.<\/p>\n

Se\u00f1or Frog\u2019s came to The Strip on May 5, 2012.<\/p>\n

Unlike Carlos\u2019n Charlie\u2019s, Se\u00f1or Frog\u2019s has never been able to parlay its party atmosphere into profitability, so it\u2019s time to say adios. Its month-to-month lease could end at any time.<\/p>\n

Ultimately, the Se\u00f1or Frog\u2019s vibe isn\u2019t all that special in Las Vegas. It\u2019s a hit with tourists to Mexico, but in Las Vegas, there are rowdy vibe opportunities galore, often\u00a0 at restaurants with much better food (and at cooler casinos than the aging TI).<\/p>\n

In Las Vegas, \u201cloud\u201d is the new \u201cfun,\u201d so Se\u00f1or Frog\u2019s is often lost in the shuffle.<\/p>\n

Se\u00f1or Frog\u2019s sits right on the pirate cove at TI, and it was never the same after the plug was pulled<\/a> on the \u201cSirens of TI\u201d show, which drew large crowds to the front of Treasure Island. They didn\u2019t gamble, but many drank.<\/p>\n

Another space for lease at TI is a restaurant called Las Vegas Yacht Club<\/a>. There\u2019s a reason you haven\u2019t heard about it.<\/p>\n

Las Vegas Yacht Club<\/a> opened in Nov. 2023 and was previously Seafood Shack. Let\u2019s just say this isn\u2019t prime real estate at TI.<\/p>\n

We\u2019d say it\u2019s forgettable, but you have to know something to forget it.<\/figcaption><\/figure>\n

Both these spaces are being shopped<\/a> by Logic Commercial Real Estate, the same company that\u2019s done several deals for Tony Hsieh properties downtown.<\/p>\n

TI is roughly the shape of the track for the F1 Las Vegas Grand Prix. The difference is people like having TI on The Strip.<\/figcaption><\/figure>\n

We haven\u2019t seen a lot of cases where spaces are up for lease before the current business closes, but we are not a commercial real estate expert.<\/p>\n

Anticipate an announcement of the closure of Se\u00f1or Frog\u2019s and Las Vegas Yacht Club soon, and something immersive in the works for these spaces.<\/p>\n
