Boomtowns in the two states are seeing their supply of condos skyrocket, and prices fall, according to <a href=\"https:\/\/www.redfin.com\/news\/condo-supply-rises-florida-texas-2024\/\" target=\"_blank\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/www.redfin.com\/news\/condo-supply-rises-florida-texas-2024\/\" rel=\"noopener\">an analysis<\/a> from Redfin. But would-be buyers should probably beware the looming annoyance of rules, fees, and searing weather risk.\u00a0<\/p>\n<div>\n<p>In <a href=\"https:\/\/www.tampa.gov\/\" target=\"_blank\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/www.tampa.gov\/\" rel=\"noopener\">Tampa<\/a>, the number of condos for sale leaped around 57% in July from a year earlier. In <a href=\"https:\/\/www.houstontx.gov\/\" target=\"_blank\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/www.houstontx.gov\/\" rel=\"noopener\">Houston<\/a>, the number of condos for sale rose close to 36% in the same time period. In both metropolitan areas, prices dropped in response. The median sale price for condos in Tampa fell almost 5% in a year, to $237,750; in Houston, the typical price plunged 6.5%, to $159,000.<\/p>\n<p>It\u2019s happening in Austin, Dallas, Fort Worth, San Antonio, Fort Lauderdale, Jacksonville, Miami, and Orlando, all by varying degrees. But it\u2019s not exactly reflective of what\u2019s happening nationally. \u201cNationwide, condo inventory is increasing and pending sales are falling\u2013though not as much as in Florida and Texas\u2013and prices are still rising,\u201d the analysis stated.\u00a0<\/p>\n<p>So why is it happening in these cities, once billed as pandemic darlings? Well, increasingly high homeowners association fees and soaring insurance costs are making it so nobody wants to deal with a condo anymore.<\/p>\n<p>In Florida, HOA fees are especially a problem. At the moment, they\u2019re more than 15% costlier in Tampa, Orlando, and Fort Lauderdale compared to last summer. \u201cHOA fees are increasing because the Surfside condo collapse led to additional maintenance requirements for condos, and because of rising insurance costs,\u201d Redfin said. (During the summer of 2021, in a Miami suburb, a 12-story beachfront <a href=\"https:\/\/www.npr.org\/2024\/03\/08\/1236628075\/surfside-florida-champlain-towers-south-condo-collapse-cause\" target=\"_blank\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/www.npr.org\/2024\/03\/08\/1236628075\/surfside-florida-champlain-towers-south-condo-collapse-cause\" rel=\"noopener\">condominium tower collapsed<\/a>; 98 people died. Investigators found several issues with how the building was constructed, and it spurred new requirements.)<\/p>\n<p>Then there are insurance costs, alluded to above, as the two are intertwined. The frequency and severity of extreme weather events are increasing. Florida, for one, has lost several insurers as <a href=\"https:\/\/fortune.com\/2023\/07\/22\/housing-market-florida-trouble-as-home-insurers-pull-out\/\" target=\"_self\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/fortune.com\/2023\/07\/22\/housing-market-florida-trouble-as-home-insurers-pull-out\/\" rel=\"noopener\">they flee the state<\/a>, which only worsens the issue for homeowners because they either face wildly high costs or struggle to find coverage at all. \u201cThose rising costs, along with the natural disasters themselves, are scaring off condo buyers and motivating condo owners to sell,\u201d Redfin said.<\/p>\n<p>Two other, smaller, reasons behind the glut of condos in Texas and Florida boomtowns: Fewer investors and a construction boom. Investors are buying fewer condos all over and an uptick in apartment construction across the Sunbelt is only adding to the fact that these units are already piling up.\u00a0<\/p>\n<p>\u201cThe condo market isn\u2019t moving,\u201d a Tampa-based Redfin agent said in the analysis. \u201cMost of today\u2019s buyers want move-in ready single-family homes. It\u2019s much more difficult to sell a condo. Buyers are aware we\u2019re at somewhat of a tipping point for condos, and that their value may continue to decline as HOA fees rise and people grow more wary of buying in a waterfront building.\u201d\u00a0<\/p>\n<p>However, while the president of CoreLogic\u2019s global insurance solutions business, <a href=\"https:\/\/fortune.com\/2024\/01\/20\/unaffordable-housing-market-home-insurance-crisis-california-florida\/\" target=\"_self\" class=\"sc-93594058-0 fowfrQ  \" aria-label=\"Go to https:\/\/fortune.com\/2024\/01\/20\/unaffordable-housing-market-home-insurance-crisis-california-florida\/\" rel=\"noopener\">once told me<\/a> that updates to building codes wouldn\u2019t have an immediate effect, they\u2019d matter in the long run. Buildings would be more resilient, and simply speaking, it would bring down insurance costs.
