Delaware, which has one of the <a href=\"https:\/\/www.delawareonline.com\/story\/money\/real-estate\/2024\/03\/03\/which-us-state-lowest-property-tax-rate-delaware-ranking\/72821577007\/\" target=\"_blank\" aria-label=\"Go to https:\/\/www.delawareonline.com\/story\/money\/real-estate\/2024\/03\/03\/which-us-state-lowest-property-tax-rate-delaware-ranking\/72821577007\/\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">lowest property tax rates<\/a> in the country, home insurance rates that are about <a href=\"https:\/\/www.bankrate.com\/insurance\/homeowners-insurance\/delaware\/\" target=\"_blank\" aria-label=\"Go to https:\/\/www.bankrate.com\/insurance\/homeowners-insurance\/delaware\/\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">50% lower than the national average<\/a>, and a high proportion of residents over the age of 62, took the top spot.<\/p>\n<p>\u201cThis ranking is really just speaking to: where are the most affordable places for retirees that also have access to decent health care within reasonable costs,\u201d said Alex Gailey, lead data reporter at Bankrate who compiled the list. \u201cAnd then also, do they score well in terms of overall well-being and some of these other factors.\u201d<\/p>\n<p>The annual list compiled by Bankrate ranks states based on five factors\u2014affordability, overall well-being, the cost and quality of health care, weather, and crime. Although the sunshine state still stands out in terms of weather and well-being (ranking 3rd in both), affordability, which accounts for 40% of the overall score, pushed Florida to the bottom half of the top 10.\u00a0<\/p>\n<p>Not so long ago, Florida\u2019s reputation as a paradise with a relatively low cost of living was well deserved. In 2022 it <a href=\"https:\/\/www.bankrate.com\/retirement\/why-florida-is-best-state-for-retirement-in-2022\/\" target=\"_blank\" aria-label=\"Go to https:\/\/www.bankrate.com\/retirement\/why-florida-is-best-state-for-retirement-in-2022\/\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">topped the Bankrate list of best retirement states<\/a>, and a <a href=\"https:\/\/fortune.com\/2023\/11\/30\/boomers-retiring-in-florida-peers-priced-out-of-the-state\/\" target=\"_self\" aria-label=\"Go to https:\/\/fortune.com\/2023\/11\/30\/boomers-retiring-in-florida-peers-priced-out-of-the-state\/\" class=\"sc-82aca549-0 klXAci\" rel=\"noopener\">2023 analysis by SmartAsset<\/a> revealed that, of the top ten cities baby boomers were retiring to, four were in the sunshine state.\u00a0<\/p>\n<p>But that popularity may have upended the affordability that drove so many retirees there in the first place. During the pandemic, both young professionals and wealthy Americans poured into Florida in droves, attracted to low taxes and its \u201copen\u201d approach to Covid-19. Between 2021 and 2022, Florida became the fastest growing state in the country, <a href=\"https:\/\/www.census.gov\/library\/stories\/2022\/12\/florida-fastest-growing-state.html\" target=\"_blank\" aria-label=\"Go to https:\/\/www.census.gov\/library\/stories\/2022\/12\/florida-fastest-growing-state.html\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">according to the U.S. Census Bureau<\/a>.\u00a0 The state has also become <a href=\"https:\/\/fortune.com\/2024\/02\/15\/jeff-bezos-amazon-4-billion-money-miami-florida-taxes\/?utm_source=search&amp;utm_medium=suggested_search&amp;utm_campaign=search_link_clicks\" target=\"_self\" aria-label=\"Go to https:\/\/fortune.com\/2024\/02\/15\/jeff-bezos-amazon-4-billion-money-miami-florida-taxes\/?utm_source=search&amp;utm_medium=suggested_search&amp;utm_campaign=search_link_clicks\" class=\"sc-82aca549-0 klXAci\" rel=\"noopener\">a tax haven for prominent billionaires<\/a> such as Amazon\u2019s Jeff Bezos, and Citadel\u2019s Ken Griffin.<\/p>\n<p>Since 2013, home prices in Florida have increased almost 160%, trailing only Idaho in terms of growth, <a href=\"https:\/\/constructioncoverage.com\/research\/cities-with-the-largest-home-price-growth-last-decade\" target=\"_blank\" aria-label=\"Go to https:\/\/constructioncoverage.com\/research\/cities-with-the-largest-home-price-growth-last-decade\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">according to a recent analysis by Construction Coverage<\/a>.<\/p>\n<p>It isn\u2019t just home prices that are beginning to offset the state\u2019s tax benefits. As climate change has increased the frequency of natural disasters like hurricanes and floods, the cost of insuring a home in Florida has become extremely prohibitive. The average premium on a $300,000 home is $5,533, higher than any other state in the country, <a href=\"https:\/\/www.bankrate.com\/insurance\/homeowners-insurance\/homeowners-insurance-cost\/#cost-by-state\" target=\"_blank\" aria-label=\"Go to https:\/\/www.bankrate.com\/insurance\/homeowners-insurance\/homeowners-insurance-cost\/#cost-by-state\" rel=\"noopener\" class=\"sc-82aca549-0 klXAci\">according to a separate analysis by Bankrate<\/a>.<\/p>\n<p>The upshot in 2024 is that Florida isn\u2019t even in the top half of the most affordable states to retire to, according to the Bankrate list. The state ranked 37th in affordability, a two-spot slide from last year.<\/p>\n<p>Gailey told <em>Fortune<\/em> that Bankrate changed their methodology in 2023 to account for health care quality and cost, which pushed Florida down the list. But she also said that in general, Florida simply isn\u2019t a low-cost state anymore. High home prices, insurance, property, and sales taxes have made the state less of a no-brainer for people looking to move in their golden years and possibly on a fixed income.<\/p>\n<p>\u201cReally the bottom line is that Florida just isn\u2019t as affordable as it once was,\u201d Gailey said. \u201cUnfortunately retirees wanting to move to Florida for sunny winters, beaches, and affordable healthcare may have to sacrifice in other areas.
