You know it\u2019s a big deal if we\u2019re using a sports metaphor.<\/p>\n<p>The resort\u2019s owner, Jeffrey Soffer, is reportedly buying a five acre parcel across the street from the $3.7 billion Fontainebleau for $112.5 million.<\/p>\n<p>We know why, and you\u2019re about to learn what the phrase \u201cgood money after bad\u201d means. Gird your loins.<\/p>\n<figure id=\"attachment_40537\" aria-describedby=\"caption-attachment-40537\" style=\"width: 845px\" class=\"wp-caption aligncenter\"><img fetchpriority=\"high\" fetchpriority=\"high\" decoding=\"async\" class=\"lazyload wp-image-40537 size-post-thumbnail-crop-845xAUTO\" style=\"border: 1px solid #000000;\" alt=\"\" width=\"845\" height=\"563\" src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2024\/06\/fb_land_purchase-845x563.jpg\"\/><figcaption id=\"caption-attachment-40537\" class=\"wp-caption-text\">The parcel being purchased is marked in Fontainebleau\u2019s signature blue for your convenience.<\/figcaption><\/figure>\n<p>So, Fontainebleau is gorgeous. We say this a lot. It\u2019s a miracle the place opened. It sat idle for two decades.<\/p>\n<p>The resort\u2019s original developer, Jeffrey Soffer, partnered with Koch Real Estate Investments and opened Fontainebleau on December 13, 2023.<\/p>\n<p>In the first quarter of 2024, Fontainebleau lost $400,000 a day. The lesson: Never open a casino on the 13th of the month.<\/p>\n<p>Anyway, it\u2019s been a rough road for Fontainebleau. The most visible signs of distress are 1) the emptiness of the casino, 2) the loss of a dozen <a href=\"https:\/\/www.casino.org\/vitalvegas\/fontainebleau-loses-three-key-execs-since-opening\" target=\"_blank\" rel=\"noopener\">key executives<\/a>. In its first six months of operation, Fontainebleau lost (either through firings or resignations) two presidents, COO, CMO, CFO, Chief People Officer, two senior VPs of casino operations and others.<\/p>\n<p>It\u2019s been quieter at Fontainebleau recently, for a couple of reasons. One, Maurice Wooden is president. Two, a havoc-wreaker\u2014Peter Arnell, Chief Brand and Design Officer for Fontainebleau Development\u2014is <a href=\"https:\/\/www.casino.org\/vitalvegas\/fontainebleau-reportedly-removes-obstacle-to-success-peter-arnell\" target=\"_blank\" rel=\"noopener\">no longer in the picture<\/a>.<\/p>\n<p>Then, out of the blue, it\u2019s reported Jeffrey Soffer is buying part of the former Riviera site.<\/p>\n<p>This was surprising news for a number of reasons.<\/p>\n<p>In 2023, the LVCVA sold <a href=\"https:\/\/www.casino.org\/vitalvegas\/riviera-site-set-to-be-another-strip-mall\" target=\"_blank\" rel=\"noopener\">10 acres of the Riviera site<\/a> to a company called 65SLVB for $125 million. 65SLVB is Brett Torino and Paul Kanavos. These are the folks behind Harmon Corner and 63 at The Shops at Crystals. Retail developers.<\/p>\n<p>Soffer is buying (subject to rubber stamp approval blah-blah-blah from the LVCVA in July 2024) the \u201cback\u201d five acres of the parcel, in other words, the part not on Las Vegas Blvd.<\/p>\n<p>If you do the math, Brett Torino and Paul Kanavos are looking like geniuses, because they recouped nearly their entire investment by selling the least valuable part of their parcel. They still have plenty of room to build some boring retail down the road. Sorry, \u201cjaw-dropping, immersive shopping experience that will change the face of human commerce and echo for an eternity.\u201d<\/p>\n<p>So, why is Fontainebleau spending so much money on a parking lot?<\/p>\n<p>The answer is high roller suite inventory.<\/p>\n<p>The plan is for Fontainebleau to build a bridge to a new structure that will cater to elite gamblers. Think the Mansion at MGM Grand and Fairway Villas at Wynn. If you don\u2019t recognize those places, it\u2019s because we normal humans can\u2019t afford to stay there. Even if you have the money, the highest end suites in Las Vegas can be reserved by commoners, they are given away free to whales.<\/p>\n<p>Fontainebleau is spending (wasting) $112.5 million (a shit-ton) because they\u2019re convinced (deluded) the reason they haven\u2019t been able to steal big players from other casinos (Wynn) is they don\u2019t have the suite product to attract them.<\/p>\n<p>They haven\u2019t said that\u2019s the reason for buying the parcel, but that\u2019s the reason.<\/p>\n<p>Fun fact: Justin Timberlake was paid $6 million to perform at Fontainebleau\u2019s opening night gala. That night, he stayed at Wynn. Awkward.<\/p>\n<p>At the moment, Fontainebleau is scrambling to solve for a simple question: \u201cWhy isn\u2019t this working?\u201d<\/p>\n<p>The answer is almost as simple: Las Vegas isn\u2019t Miami, \u201cbuild it and they will come\u201d isn\u2019t tethered to reality. Oh, and no foot traffic.<\/p>\n<p>Speaking of droning, we\u2019ve droned on endlessly about Fontainebleau\u2019s lack of casino and hotel databases, along with the fact Fontainebleau has zero experience in the casino resort business.<\/p>\n<p>The massive losses have, of course, resulted in finger-pointing and chaos.<\/p>\n<p>If your resort isn\u2019t drawing foreign gamblers, fire the person responsible for going after them.<\/p>\n<blockquote class=\"twitter-tweet\" data-width=\"500\" data-dnt=\"true\">\n<p lang=\"en\" dir=\"ltr\">Well-regarded whale hunter Marika Cardellino (Sr. Vice President Latin Europe Middle East) has been fired from Fontainebleau, we\u2019re told.<\/p>\n<p>\u2014 Vital Vegas (@VitalVegas) <a href=\"https:\/\/twitter.com\/VitalVegas\/status\/1799939279965364321?ref_src=twsrc%5Etfw\">June 9, 2024<\/a><\/p>\n<\/blockquote>\n<p>If gaming revenue isn\u2019t meeting unrealistic expectations, build villas!<\/p>\n<p>As the kids say, oy.<\/p>\n<p>Q1 2024: $62 million casino revenue, $57 million hotel revenue, $88 million in food and beverage, $2 million retail, $8 million miscellaneous revenue, so total net revenue was $192 million. Comps were $17 million, $1 million a day payroll, royalty fee of $4 million and brand fee of $1 million, total operating expenses, $222 million, for a three month loss of $36 million.<\/p>\n<p>That\u2019s without paying interest on the resort\u2019s financing, as that doesn\u2019t start until mid-2025.<\/p>\n<p>If things don\u2019t change, Fontainebleau is set to lose about $500 million this year.<\/p>\n<p>Or as one source put it\u2026<\/p>\n<blockquote class=\"twitter-tweet\" data-width=\"500\" data-dnt=\"true\">\n<p lang=\"en\" dir=\"ltr\">Source who knows things believes Fontainebleau will be out at Fontainebleau within a year. Bookmark this Tweet, or whatever the kids are doing now.<\/p>\n<p>\u2014 Vital Vegas (@VitalVegas) <a href=\"https:\/\/twitter.com\/VitalVegas\/status\/1798875488364134766?ref_src=twsrc%5Etfw\">June 7, 2024<\/a><\/p>\n<\/blockquote>\n<p>It\u2019s clear many of the decisions being made at Fontainebleau aren\u2019t being made based upon \u201cfacts,\u201d but rather optimism with a smidge of ego.<\/p>\n<p>Jeffrey Soffer is really successful, so he\u2019s certainly not dumb, but let\u2019s just say this latest move doesn\u2019t seem particularly well thought through. What do rich people do when they encounter problems? They spend more money to fix them.<\/p>\n<p>Soffer said in a statement, \u201cAlmost six months into operations, we are already seeing positive and encouraging results for Fontainebleau Las Vegas.\u201d<\/p>\n<p>It\u2019s unclear if Jeffrey Soffer has actually seen the financials for Fontainebleau. We have.<\/p>\n<p>Did he see the part about \u201call other verticals suffering from lower-than-budgeted occupancy,\u201d about 50% lower than projections in January and March 2024?<\/p>\n<p>The intern at our paper of record dismiss the challenges at Fontainebleau as just \u201cneeding more time for the resort to get its footing.\u201d Mostly because the Review-Journal doesn\u2019t have actual journalism anymore.<\/p>\n<p>The parcel being purchased by Fontainebleau bumps up against <a href=\"https:\/\/www.businesswire.com\/news\/home\/20220407005336\/en\/The-Siegel-Group-Acquires-Trophy-Property-on-the-Las-Vegas-Strip\" target=\"_blank\" rel=\"noopener\">another parcel<\/a> we\u2019ve heard will be a significant development from Siegel Group. The site includes Siegel\u2019s Bagelmania. And the indoor skydiving place. It all adds up to the yellow thing below.<\/p>\n<figure id=\"attachment_40538\" aria-describedby=\"caption-attachment-40538\" style=\"width: 845px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"lazyload wp-image-40538 size-post-thumbnail-crop-845xAUTO\" style=\"border: 1px solid #000000;\" alt=\"\" width=\"845\" height=\"563\" src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2024\/06\/siegel_land-845x563.jpg\"\/><figcaption id=\"caption-attachment-40538\" class=\"wp-caption-text\">Siegel Group is best known for its extended-stay apartments, but also owns Pinkbox Doughnuts. The Pinkbox Doughnuts at Plaza generates more profit than Fontainebleau. Let that sink in.<\/figcaption><\/figure>\n<p>While we don\u2019t care all that much about bagels, we are very interested in seeing the damn rendering already for the project that will include a casino.<\/p>\n<p>Soffer\u2019s purchase of an adjoining parcel raises lots of questions. Will Fontainebleau be around long enough to see the parcel developed? If they build it, will the whales come? Has Jeffrey Soffer lost his damn mind? Whose money is paying for the parcel (is it all Fontainebleau Development money, or is their contribution 25% like the hotel)? Is the purchase of this parcel like buying new deck chairs for the Titanic? Is $112 million being wasted, or can they make it up on the back end?<\/p>\n<p>Of the parcel. Because it\u2019s the back parcel. One of the most beautiful casinos in the history of Las Vegas.<\/p>\n<p>Bottom line: Glorious drama worthy of a Las Vegas casino.
