Home prices, rents, mortgage rates are all still high, and Americans are feeling the pain. \u201cHalf of U.S. homeowners and renters sometimes, regularly, or greatly struggle to afford their housing payments,\u201d a Redfin-commissioned <a href=\"https:\/\/www.redfin.com\/news\/homebuying-sacrifices-survey-2024\/\" target=\"_blank\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">survey<\/a> found.\u00a0<\/p>\n<div>\n<p>More than 42 million households spent more than 30% of their income on housing in 2022, the <a href=\"https:\/\/www.jchs.harvard.edu\/blog\/more-42-million-us-households-were-cost-burdened-2022\" target=\"_blank\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">latest available data<\/a> shows, making them what many call \u201ccost-burdened.\u201d It shouldn\u2019t come as much of a surprise. Home prices and rents skyrocketed during the pandemic-fueled housing boom; the former is still setting all-time highs, and the latter has fallen slightly. Mortgage rates reached a more than two-decade high last year, but have come down too. Incomes, on the other hand, haven\u2019t kept up. So people are making sacrifices.<\/p>\n<p>They\u2019re either taking fewer vacations or none at all, skipping meals, working more hours and more shifts, selling their belongings, borrowing money, dipping into their retirement, delaying or doing without medical care, working a side hustle, or getting cash gifts, according to the Redfin survey.\u00a0<\/p>\n<p>\u201cHousing has become so financially burdensome in America that some families can no longer afford other essentials, including food and medical care, and have been forced to make major sacrifices, work overtime and ask others for money so they can cover their monthly costs,\u201d Redfin\u2019s economics research lead, Chen Zhao, said.\u00a0<\/p>\n<p>Mortgage payments are close to an all-time high, and it\u2019s no longer clear when or if the Federal Reserve will cut interest rates this year, especially after today\u2019s <a href=\"https:\/\/fortune.com\/2024\/04\/05\/march-jobs-report-hot-rates-cut-jeopardy\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">hot jobs report<\/a>. \u201cMore jobs also mean the interest rate decline could stall as the Federal Reserve re-evaluates inflation risk,\u201d National Association of Realtors\u2019 chief economist, Lawrence Yun, said in a statement, adding later, \u201cmortgage rates are likely to remain unchanged, with no further measurable declines in upcoming months.\u201d<\/p>\n<p>More so, the salary needed to <a href=\"https:\/\/fortune.com\/2024\/03\/29\/starter-home-income-needed-nearly-doubled-pandemic-housing-market\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">afford a starter home<\/a> has almost doubled since the pandemic, and buyers need to make $30,000 more than they do to <a href=\"https:\/\/fortune.com\/2024\/03\/26\/housing-market-unaffordable-30000-more-salary\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">buy a typical home<\/a>. Housing affordability is literally <a href=\"https:\/\/fortune.com\/2024\/03\/11\/housing-market-election-trump-biden-most-important-issue\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">influencing<\/a> how Americans are planning to vote in the upcoming presidential election.<\/p>\n<p>From the survey, we know that millennials, baby boomers, and Gen Xers dipped into their retirement money for housing costs or skipped vacations. Gen Zers worked extra hours, sold belongings, and skipped meals, Redfin found.\u00a0<\/p>\n<p>Separately, a couple of outlets published stories this week about multigenerational housing; <em>Vox <\/em>said it was <a href=\"https:\/\/www.vox.com\/24115808\/multigenerational-housing-us-families-personal-finance\" target=\"_blank\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">\u201ccoming back in a big way.\u201d<\/a> The publication included an anecdote from a 23-year-old woman that works at a nonprofit in Nashville, makes $50,000 a year, and is moving back in with her parents. It also referred to a 2022 Pew Research Center <a href=\"https:\/\/www.pewresearch.org\/short-reads\/2022\/07\/20\/young-adults-in-u-s-are-much-more-likely-than-50-years-ago-to-be-living-in-a-multigenerational-household\/\" target=\"_blank\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">analysis<\/a> that found a quarter of American adults, from 25 to 34 years old, lived in a multigenerational family household in 2021\u2014that\u2019s up from 9% in 1971. And as <em>Fortune<\/em> has <a href=\"https:\/\/fortune.com\/2023\/09\/26\/millennials-gen-z-living-with-parents-losing-stigma\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">previously reported<\/a>, moving back in with mom and dad is so common, it has pretty much lost its stigma\u2014but it\u2019s never really had a stigma outside of America, if anything it\u2019s the norm in several countries.\u00a0<\/p>\n<p>Additionally, a RentCafe <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/multigenerational-households\/\" target=\"_blank\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">analysis<\/a> from last year found 20% of millennials and 68% of Gen Zers still live with other family members. In fact, California was the state with the most millennials and Gen Zers living in multigenerational households. That shouldn\u2019t surprise you either\u2014California\u2019s average home value is roughly $765,000, and its median rent is $2,775; the former is 120% higher than the national average, and the latter is 34% higher than the national median. More recently, a <a href=\"https:\/\/fortune.com\/2024\/04\/03\/baby-boomers-sellers-millennials-buyers-generational-tug-of-war\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">generational trends report<\/a> from the National Association of Realtors released this week revealed that 24% of younger millennials between 25 and 33 years old moved directly from a family home to their own.<\/p>\n<p>Last year, a 24-year-old woman <a href=\"https:\/\/fortune.com\/2023\/07\/08\/gen-z-tiny-home-parents-backyard-housing-market-saving-money\/\" target=\"_self\" rel=\"noopener\" class=\"sc-76811d68-0 jyYcOa\">told<\/a><em> Fortune <\/em>she moved into a tiny home in her parents\u2019 backyard in College Station, Texas.
