{"id":215392,"date":"2024-03-20T20:56:28","date_gmt":"2024-03-20T20:56:28","guid":{"rendered":"https:\/\/michigandigitalnews.com\/index.php\/2024\/03\/20\/fannie-maes-ceo-says-the-housing-market-hasnt-killed-the-american-dream-yet\/"},"modified":"2025-06-25T17:20:17","modified_gmt":"2025-06-25T17:20:17","slug":"fannie-maes-ceo-says-the-housing-market-hasnt-killed-the-american-dream-yet","status":"publish","type":"post","link":"https:\/\/michigandigitalnews.com\/index.php\/2024\/03\/20\/fannie-maes-ceo-says-the-housing-market-hasnt-killed-the-american-dream-yet\/","title":{"rendered":"Fannie Mae&#8217;s CEO says the housing market hasn\u2019t killed the American Dream yet"},"content":{"rendered":"<p> [ad_1]<br \/>\n<br \/><img decoding=\"async\" src=\"https:\/\/content.fortune.com\/wp-content\/uploads\/2024\/03\/GettyImages-1768944925-e1710953272397.jpg?w=2048\" \/><\/p>\n<p>Home prices are sitting right <a href=\"https:\/\/fortune.com\/2024\/03\/19\/home-price-growth-southern-metros-capital-economics\/\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">around<\/a> their record high; mortgage rates have <a href=\"https:\/\/fortune.com\/2024\/03\/19\/home-price-growth-southern-metros-capital-economics\/\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">soared<\/a> to nearly 7%; and renters are struggling to <a href=\"https:\/\/fortune.com\/2024\/02\/09\/why-is-rent-so-expensive-slowest-growth-14-years\/#:~:text=Unaffordability%20is%20at%20an%20all,are%20at%20all%2Dtime%20highs.\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">make ends meet<\/a>, but according to <a href=\"https:\/\/fortune.com\/company\/fannie-mae\/\" target=\"_blank\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">Fannie Mae<\/a> CEO Priscilla Almodovar, the <a href=\"https:\/\/fortune.com\/2023\/12\/31\/unaffordable-housing-market-home-prices-mortgage-rates-rents-rental-market-priced-out\/\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">unaffordable<\/a> housing market hasn\u2019t killed the American Dream just yet.\u00a0<\/p>\n<div>\n<p>\u201cThe American dream is still very much alive. It might just take a little longer,\u201d the former JPMorgan exec <a href=\"https:\/\/fortune.com\/2024\/03\/20\/fannie-mae-priscilla-almodovar-learning-risk-management-only-latina-ceo-fortune-500\/\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">told <em>Fortune<\/em><\/a> this week.<\/p>\n<p>Almodovar runs the Federal National Mortgage Association (Fannie Mae), which was created during the Great Depression to expand the secondary mortgage market. Today, the government-sponsored enterprise holds one-in-four U.S. mortgages and $4.3 trillion in total assets. Fannie Mae doesn\u2019t actually provide mortgages to consumers, instead they buy them from lenders and then repackage them into mortgage-backed securities which they sell to investors. This provides liquidity for the housing market, as Almodovar explained.<\/p>\n<p>But despite Fannie Mae\u2019s efforts to boost the housing market, Almodovar noted that \u201caffordability is an issue\u201d for consumers today. She still believes there is a path to home ownership for the average American in spite of this, but it won\u2019t be easy.<\/p>\n<p>The CEO recommended consumers that are frustrated with current market conditions work to improve their credit, and wait for an opportunity with the prospect of interest rate cuts on the horizon. \u201cThere\u2019s a lot you can do in the meantime. Just get smart about what it is to be a homeowner and save and it\u2019ll happen,\u201d she said.<\/p>\n<p>Almodovar went on to explain that her two \u201cstrategic objectives\u201d at Fannie Mae are figuring out how to make the housing market \u201cmore fair and more sustainable,\u201d including by offering a new way for renters to build credit and qualify for mortgages. \u201cBefore, if you were a renter in this country, your rent did not count [toward your credit score],\u201d she explained. \u201cThrough technology, Fannie Mae is taking that credit risk. If the consumer shows us their bank statements, we can tell what probably is a rent payment, the regularity of that payment, and we can make that consumer eligible.\u201d<\/p>\n<p>Almodovar noted that over 500,000 rental units are reporting rent payments today, which is helping renters build sufficient credit to qualify for mortgages.<\/p>\n<p>Still, despite this new program and Almodovar\u2019s optimistic outlook on the American Dream, the average American isn\u2019t buying their first home until they turn <a href=\"https:\/\/fortune.com\/2023\/11\/14\/this-isnt-your-parents-first-time-homebuyer-more-millennials-are-breaking-into-the-housing-market-but-theyre-older-than-boomers-were-and-need-to-earn-a\/\" target=\"_self\" rel=\"noopener\" class=\"sc-47dba8f0-0 iRbseu styledLinkColor \">36<\/a> due to sky-high home prices and mortgage rates. Compared to baby boomers, who managed to buy their first homes by an average age of 29 in 1981, the American Dream has been delayed significantly for millennials and Gen Z.<\/p>\n<p>And Almodovar admitted that owning a home is one of the keys to what most Americans believe makes a \u201cgood life.\u201d She even referenced how her immigrant parents bought their first home when she was growing up and it \u201cchanged the trajectory\u201d of their lives.<\/p>\n<p>\u201cAt my kitchen table, I heard, like probably many American families do today, talk about a good job, education\u2026and saving for a home,\u201c she said. \u201cI still remember when I was five years old, they bought their first home. I remember the first night I slept in my room.
