It\u2019s really pricey here.\u00a0\u00a0<\/em><\/p>\n<p><em>I\u2019m 68 and my wife is 61. We will have about $800,000 in total savings and IRAs, and an income of $7,000 monthly including my Social Security. We currently rent.<\/em><\/p>\n<div>\n<p><em>We want to avoid high-humidity summers, but also try to stay away from the desert heat. Trying to avoid shoveling a lot of snow, too.<\/em><\/p>\n<p><em>We like gardening, cycling, hiking, boating and fishing, so access to water would be a blessing. It would be great to afford a half-acre or more.<\/em><\/p>\n<p><em>Our next two generations <\/em>may<em> follow us, so employment opportunities for them would be an extra benefit.\u00a0\u00a0<\/em><\/p>\n<p><em>I\u2019m stumped on where to go, so your help would be greatly appreciated.<\/em><\/p>\n<p><em>Russ<\/em><\/p>\n<p>Dear Russ,<\/p>\n<p>Congratulations on being on the cusp of retirement and the start of a new adventure.<\/p>\n<p>I\u2019m hearing you say both the South and the Southwest are out, given the weather. There are still plenty of options, but you may have to compromise a bit on winter weather. (How much snow? How much rain?)\u00a0<\/p>\n<p>If you want the next two generations to follow, you need an area where unemployment has been below average (at least pre-pandemic). A fast-growing area could be a bonus. You may want to ask them what trade-offs they\u2019re willing to accept before you pick a spot. I hope it\u2019s not just wishful thinking on your part.\u00a0\u00a0<\/p>\n<p>A thought: Why not look for a townhouse or over-55 community where the fees to the homeowners association include snow shoveling? Maybe mowing too? That might mean giving up on the half acre, but you can still do a lot of gardening on less land. Just check those HOA rules. A community garden could be a backup plan. You also won\u2019t have to shovel much \u2014 though the flip side is rainy winters.<\/p>\n<p>You\u2019ll find those fishing opportunities on the Willamette River within city limits, but you can also drive less than 45 miles to <a href=\"https:\/\/stateparks.oregon.gov\/index.cfm?do=park.profile&amp;parkId=151&amp;mod=article_inline\" class=\"icon none\">Silver Falls State Park<\/a>, considered a crown jewel in the state parks system. Two hours east is stunning <a href=\"https:\/\/www.detroitlakeoregon.org\/?mod=article_inline\" class=\"icon none\">Detroit Lake<\/a>, 400 feet deep and more than 9 miles long. It\u2019s in the Willamette National Forest, which covers 1.6 million acres over eight wilderness areas, so you\u2019d also have plenty of hiking options. And when you want to bike, start with Salem\u2019s <a href=\"https:\/\/www.cityofsalem.net\/CityDocuments\/minto-brown-island-park-trail-map-2017-09-28.pdf?mod=article_inline\" class=\"icon none\">11-mile Minto-Brown Island Park Paved Path<\/a>.<\/p>\n<p>Salem is in the center of the Willamette Valley, so vineyards aren\u2019t far away. If grapes can thrive, so can your garden.<\/p>\n<p>Housing costs are slightly above the national average. <a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Salem_OR?mod=article_inline\" class=\"icon none\">Here\u2019s what\u2019s on the market now<\/a>, using listings on Realtor.com (which, like MarketWatch, is owned by News Corp.). In fact, the Appalachian Trail isn\u2019t far away if you want to hike some segments. Biking? Start with the <a href=\"https:\/\/www.traillink.com\/trail\/tweetsie-trail\/?mod=article_inline\" class=\"icon none\">10-mile Tweetsie Trail<\/a> to Elizabethton.<\/p>\n<p>Blue Ridge Outdoors magazine has described the <a href=\"https:\/\/www.blueridgeoutdoors.com\/go-outside\/2018-top-adventure-towns\/?mod=article_inline\" class=\"icon none\">reader-chosen winner of its 2018 top midsize town vote<\/a> as a relatively new adventure town with a \u201c<a href=\"https:\/\/www.blueridgeoutdoors.com\/go-outside\/59806\/?mod=article_inline\" class=\"icon none\">reawakened downtown<\/a>.\u201d\u00a0<\/p>\n<p>You\u2019ll have moderate summer humidity and average July highs in the mid-80s. Average snowfall in January is 3 \u00bd inches, so there\u2019s not much shoveling to do.<\/p>\n<p>Away from outdoor activities, Johnson City boasts of its live music scene. Eastern Tennessee State University, which is here, has a prominent bluegrass music program.<\/p>\n<p>On the money side, Tennessee has no state income taxes, and the phaseout of its tax on investment income (known as the Hall Tax) will be completed on Jan. 1. Housing costs run well below the national average; they\u2019re the cheapest among my three suggestions.<\/p>\n<p>Here\u2019s <a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Johnson-City_TN?mod=article_inline\" class=\"icon none\">what\u2019s on the market now<\/a>, using Realtor.com.<\/p>\n<p>Johnson City also is the smallest of the three suggestions, with around 67,000 people. The broader tri-cities metropolitan area, which sprawls into southwestern Virginia, is home to more than 500,000.<br \/>If this is too small for the younger generations, they may want to base themselves in Knoxville (<a href=\"https:\/\/www.marketwatch.com\/story\/ill-retire-with-a-military-pension-and-want-to-move-to-a-bicycle-friendly-beer-loving-place-so-where-should-i-go-2020-09-15?mod=article_inline\" class=\"icon none\">suggested here<\/a>) less than two hours away.<\/p>\n<p>If Johnson City isn\u2019t quite right, an alternative might be Roanoke, Va., <a href=\"https:\/\/www.marketwatch.com\/story\/ive-got-a-budget-of-3300-a-month-and-want-to-be-near-some-wild-areas-where-should-i-retire-2020-06-11?mod=article_inline\" class=\"icon none\">recommended here<\/a>.<\/p>\n<p><strong>Read:<\/strong> <a href=\"https:\/\/www.marketwatch.com\/story\/this-70-year-old-lifelong-supersaver-has-a-new-habit-spending-like-crazy-11601992734?mod=retirement&amp;mod=article_inline\" class=\"icon none\">What should you with all that money you saved for retirement? The wider metro area tops 2 million, so you\u2019ll find a range of communities as well as home prices and rents. The website Livability described Columbus as \u201cquickly becoming one of the most popular cities for millennials\u201d when it put it on <a href=\"https:\/\/livability.com\/best-places\/top-100-best-places-to-live\/2019\/oh\/columbus?mod=article_inline\" class=\"icon none\">its list of 100 best places to live in 2019<\/a>. It <a href=\"https:\/\/livability.com\/best-places\/top-100-best-places-to-live\/2020\/oh\/columbus?mod=article_inline\" class=\"icon none\">jumped to 11th in 2020<\/a>, when the list was reconfigured for our COVID-19 world and the increased ability to work from anywhere.\u00a0<\/p>\n<p>One reason is jobs. The younger generations will find corporate headquarters of companies like Cardinal Health, Nationwide Insurance and L Brands as well as <a href=\"https:\/\/columbusregion.com\/market-research\/largest-employers\/?mod=article_inline\" class=\"icon none\">many other big-name employers<\/a>.<\/p>\n<p>For the water lover in you, check out <a href=\"https:\/\/www.columbus.gov\/recreationandparks\/parks\/griggs-reservoir-park\/?mod=article_inline\" class=\"icon none\">Griggs Reservoir<\/a> on the west side of the Scioto River in Columbus, toward the suburb of Hilliard, and the <a href=\"https:\/\/sbc.clubexpress.com\/?mod=article_inline\" class=\"icon none\">boat club<\/a> there. Or head to one of several lakes north of the I-270 loop.<\/p>\n<p>I know\u2026you\u2019re thinking it\u2019s the Midwest, so <a href=\"https:\/\/trekohio.com\/2018\/06\/21\/sixteen-great-hikes-in-ohio\/?mod=article_inline\" class=\"icon none\">what kind of hiking can there be<\/a>? <a href=\"https:\/\/fitt.co\/columbus\/articles\/columbus-hiking-spots?mod=article_inline\" class=\"icon none\">Woodland options abound<\/a>. Start with <a href=\"http:\/\/www.naturalohioadventures.com\/christmas-rocks-state-nature-preserve.html?mod=article_inline\" class=\"icon none\">Christmas Rocks State Nature Reserve<\/a> 40 miles southeast of the city. . Or tackle the <a href=\"http:\/\/www.buckeyetrail.org\/?mod=article_inline\" class=\"icon none\">Buckeye Trail<\/a>\u2014more than 1,400 miles that loop around the state.<\/p>\n<p>You\u2019ll find many bike trails, including the <a href=\"https:\/\/www.traillink.com\/trail\/alum-creek-greenway-trail\/?mod=article_inline\" class=\"icon none\">25-mile Alum Creek Greenway Trail<\/a>. This one is also part of the <a href=\"https:\/\/www.ohiotoerietrail.org\/?mod=article_inline\" class=\"icon none\">326-mile Ohio to Erie Trail<\/a> between Cincinnati and Cleveland, if you want to keep pedaling.<\/p>\n<p>Weather-wise, it\u2019s no surprise that you will get four seasons. January is the snowiest month, with an average of nearly 7 inches. Average summer highs reach the mid-80s, and humidity is moderate. Your garden will love it.<\/p>\n<p>Despite its size, housing on average doesn\u2019t cost much more than in Johnson City.
